ListHub Listing Agreement Ends With Zillow
The contract that Zillow has with ListHub expired on April 7, 2015.
ListHub has had a contract and provides the data to the big Z of all of our listings.
Move.inc who operates Realtor.com owns the listing syndicator, ListHub.
Move.inc was acquired by News Corp in December.
Right now the big Z gets a few hundred thousand listings out of the 3.6 million that are displayed on Z now.
They have been getting the listings fed to their site since 2011 through ListHub.
The contract is not going to be renewed. A spokesperson for Z said that they are going directly to the MLS participants and brokers to get the data feeds and they are building their own listing syndication tool. They plan to get more listings from our MLS providers.
Florida REALTORS magazine reports:
In a statement, Move Inc. said that “ListHub has been negotiating in good faith a new listing distributing and reporting agreement with Zillow on terms that reflect the best interests of the brokerage industry. As communicated in public announcements, Zillow decided to end those negotiations and announced the launch of their own platform. Zillow chose their own route for their business model and interests.”
Z does not see any issues with converting the data over to the Data Dashboard broker feeds since many of the listings that will get shut off are those in large urban sectors. The only ones that they think might not get pulled in are some rural areas.
You can see where each side stands. We have said in the past that the business model of z was to create their own model. I think that many of the things that they “said” are going to be different than what they are going to end up doing. Something to think about…
Every Listing is Won Before You Ever Step Foot in The Seller's Front Door
Sun Tzu said over 2,500 years ago in the ‘The Art of War', “every battle is won before it is ever fought.”
Before you ever step foot on the battlefield the battle has already been won.
If you want to be a listing agent or want to be a better listing agent reading Sun Tzu's ‘The Art of War' is a must read.
The battle is nearly always the one going on inside your own head.
The first step to winning the listing is to “know thyself”. You must know who you are, what makes you tick, what keeps you up at night and what you want to jump out of bed in the morning for. You must understand your limited beliefs, where they come from, deal with them and then, let them go. You must get out of your own way.
If you have any sabotaging behavior ( and all people do) ~ I can assure you that you will lose the listing before you cross the door's threshold.
I get calls from agents who are concerned about going on listing appointments only to lose the listing to another agent. When we work on discovering what is it that creates this reality for them, in most instances it is all about that inner battlefield.
It rarely is about the listing presentation itself.
Even if we can trace the losses back to points in the listing presentation inevitability those points being missed or being made are connected to the agent's mindset. It always goes back to this one pivotal point: the conversations going on inside your head and what your subconscious wants to create for you.
The second step is to know the seller. You must know the seller. Have you done your research on the property? Have you looked up the tax appraiser's report on this seller? Have you checked to see if there are any liens on the property, are they in lis pendens status? Have you checked on the MLS to see the property listing history and sales data of this property? All of these are critical to you knowing how to discuss listing the property.
Have you checked out the seller on social media? Have you checked their facebook page, twitter, linkedin and online? Finding out every single detail you can about the seller will help you connect with the seller.
The third step is sincerity. Does the seller feel like you just want a listing or does the seller feel like you care about their problems, pains and issues? Connecting with the seller on common ground is the key to building trust.
We all know that people only do business with those they know, like and trust. Be that person.

How Come My Own Listings Don't Show Up On Google On My Own Site?
We have received several emails this week with this question from agents and brokers.
This is a great question with the answer being relative to each particular situation.
This is a tough question to answer if you can not also add details about your website and what you are doing with your listings to get them to show up on page one on Google.
You can not simply add your listing to your website and somehow magically your website with that listing suddenly appear on page one. SEO does not work like that. Also, you most likely are NOT manually adding your listing to your website.
First, I would like to start off by addressing a couple of things that need to be taken into consideration.
As far as listing exposure goes- the more the better. So at the end of the day it does not always matter if it is you or someone else that is on page one with your listing. The sellers don't care. They just want their listings on page one – which they are if you do an address search – IF- you have syndicated your listing.
But if you are using YOUR listings on page one to GET MORE LISTINGS- it does matter. Using the evidence that your website shows up on page one on Google in your listing toolbox works in getting more listings.
With the onset of tough competitors in the internet space- the big ZTRs- it becomes even tougher to get to the top of page one for the listing address.
In most cases, it is not worth the effort, the time and the money you would have to invest to compete against the big boys for your own listing addresses because by the time you do all that, your listing most likely will be sold.
You have to weigh ego versus highest and best use of time and resources.
There are WAY better keywords to go after that you CAN rank on page one with your listings for that buyers actually are typing into the search box, ( that is a different subject). In fact, with the right SEO steps you can dominate 7 out of 10 spaces on page one on Google for keywords that sellers type in to search for an agent to list their home.
Right now, we will focus on the question on why your website does not show up for listing address on page one.
The first and most important factor in Google's algorithm is “AUTHORITY”. It works to find what it considers based on programming metrics and rules what is the website with the most authority for any given keyword phrase.
What creates “Authority”? TRAFFIC.
Traffic is the main measurement that the algorithm uses to determine authority.
So you then ask yourself: for my listing address- who gets more traffic to their website, the BIG Z or little ol' me?
The next factor that Google looks at is the popularity contest.
He who has the most links wins that contest if those links are quality and/or social.
In both of those 2 categories the majority of real estate websites don't hold a candle to the big boys who now control those top spots for listing addresses.
The linking campaigns that I know of that consist of quality links can not be bought by the hundreds like the old days. Most of the time, manual linking campaigns are the only ones trustworthy enough to deploy with your site. Those are expensive.
How does Google determine which site is more popular than another? LINKS
Check your competitors to see how many links they have compared to you and what is the trust factor of those links? How relevant are those links?
Then there is the issue of WHO owns your listing as far as the search engines like Google go.
If you did not follow the steps in Listing Experts Academy's Listing Syndication module– you most likely do not own your own listing data according to the search engines.
When Google picks up the data of your listing- they don't see that you are the listing agent- that is not even a part of their algorithm. Their programming determines who owns that data through original posting on the internet. He who put it there first which is actually determined by who is indexed first is considered the original content provider.
If you simply go through the motions of adding your listing to your MLS and then auto syndicate your listing- guess what- you just gave up your online ownership of your data. That will NOT help you with your SEO. You are depending on your IDX to pull in that feed from the MLS to your website. SO your listing is REALLY NOT on your website!
Unless you have blogged about your listing with photos and video and placed that on your website, you do not own any info about your listing according to the search engines.
Now, there are some places where you can have placement of your listing on page one on platforms that have proven to be very powerful and have a lot of traffic and are NOT the big ZTRs. Realbird is one of the them. ActiveRain is another one. YouTube is yet another one.
If you are looking to attract more buyer leads from your listings- be sure to do your keyword research to find other ways besides just the address of your listing. After all, not many buyers actually know the address of your listing when they search for a home.
In my opinion it is best to be ranking for the following in this order:
1. Brand ( not your brokers unless you are the broker)
2. Keyword phrases that sellers search for
3. Neighborhoods – market reports, etc.
4. Avatar centric keywords

Many people talk about keyword research but mostly it is from the perspective of finding keywords that have high traffic so you get a lot of leads. To start doing your keyword research before you have evaluated and created your avatar- your ideal client- you may be missing the target. When you are not speaking directly to your avatar the traffic will bounce off your page. Your traffic won't covert well.

Understanding Keyword Research and How it Relates to Your Content
It is best if you can create a balance between doing your keyword research and actually blogging, adding value and content.
If you are very analytical person you might get really hung up trying to discover the exact and best keywords for you to develop your content. This can really hold you back. I like the saying”Good is good enough”.
While you should not start a website or blog blindly without any knowledge or thought into what your keywords would be and without any research into whether anyone is actually looking for keywords that you're blogging about, you shouldn't overthink it either.
I find that many business owners, agents and brokers who hire me to do keyword strategy sessions with them are on the wrong track as to which keywords they really should be writing with.
So for instance buyers will type into Google totally different keywords phrases than sellers will. Do you want buyers or do you want listings? That is the first decision to make.
The first thing that you need to decide is who you're going to be writing to. A lot of people start to randomly type into Google keyword tools different keywords just to see which ones are the most popular, the most searched, have the most traffic and the least competition.
You can buy all the different types of software that they are selling on the Internet to do keyword research with and even use Google's Adwords but none of that is can make a difference if you're speaking to the wrong audience because you're just going to get a high bounce rate.
Before you start any keyword research, the first order of business is to develop your avatar. This is the one thing that most people will not do. And even if they do they only scratch the surface. You really need to go deep with this. Successful marketing campaigns create avatars that are very specific down to even the way that their avatar looks, what they say, what they eat and drink. They put a face to their avatars by cutting out of picture they have found that is that look of their avatar in the demographic that they're going after.

Engagement, transparency, authenticity and tuning into your avatar's frequencies is how you will connect with your target market.
Developing credibility and expertise in your niche is more important than keyword research. When you really get to know your avatar you will instinctively know what keywords they use when they type phrases in Google to find you.
Once these steps have been finished you want to make sure that your keywords have high commercial intent within your niche.

How To Use Trello as a CRM for Entrepreneurs- Consultants- Coaches- Small Business Owners
Are you just starting out in business? Are you looking for a simple solution to keep track of your contacts, leads and customers?
Trello is a free. Here is the link to Trello. There are very few reasons to upgrade to a paid version, however they do offer a business class and a gold class. But for most people, they can use the free version of Trello.
Now granted, Trello is not a professional CRM program like Infusionsoft is. If you need really robust applications then you will have to look at solutions like Infusionsoft.
Trello is a great project management app that can be used for many different things in your home and in your business. We use Trello for remodeling our home. We use it for homeschool projects and household chores. We use it to run our company projects on and keep track of listing syndication projects.
I created this video tutorial below to show you how easy it is to set a Trello board up as a CRM, contact management system.
Trello is very beneficial to visual learners and tactical learners. I don't like spreadsheets. They drive me crazy. But I love the boards and cards that you use on Trello. It is visually appealing to me. You can use it on your desktop, iPad and iPhone. I like the app for it on the phone.
I go to Lowe's and snap a photo of something I want for the home and add it right into my home remodeling board. We went to Ikea and we took photos of the furniture and kitchen cabinets we want to buy and then placed them on my Trello board for Ikea hacks in home remodeling.
I recommend that you sign up for Trello through your gmail account; that way it is very easy to login and you can also email directly from Trello- it will open your default email program.
