Celebrating Our 1st Year Anniversary for Get It Done For Me – Virtual Services

What a journey this past year has been! Firstly, owning a virtual assistant company was never even on my radar much less on my goal list. 

One thing I have learned over the years is to be aware of what doors God opens for me. He knows more about what I need to do than I do. He is in control. If I but choose to do his will, I will not go down the wrong path. 

I like to be in control and I want to do everything on my own without reaching out to Heavenly Father. I pray for things that I want, that I know I want, and not for what he has in his plans for me. 

Well, this virtual assistant company was a blessing. It was a gift from God. There is no other reason why I would acquire a company.  So when the very clear advice came to me from the holy Spirit I knew this was the way I needed to go. 

And how right that decision was!!! 


The short video above is about half of our team. The ladies and gentleman in this video are in our Manila department. The Cebu department will be having their party in November. 

I had faith that everything would work out. After all, if Heavenly Father wanted me to work my tail off in this company he would also make sure I was successful!  I took a HUGE leap of faith in order to acquire, revamp, and grow this company. 

Well, a year later and we have GROWN!!!!  My how we have GROWN!!! 

And to top it all off... we are successful beyond my expectations for a company being in business only one year. We have a lot of team members in the Philippines working part and full time. 

My main financial goal I wanted was to not be in the red even in the first month in business and I wasn't! 

My main client goal was to make sure our communication system was top notch and it is! We use Trello for our communication and our project management system! LOVE IT! Our clients LOVE IT!!! 

My main team member goal was to make sure that each VA excels in their passions, in what they love to do. This way, we have specializations which brings higher quality output. 


There is always room for improvement.  Where I have been weakest is in the exact part of the business we do for all of our clients! My own marketing!  

About 80% of my clients are referrals and past clients, website clients, coaching clients, etc. The other 20% are clients I meet on Facebook, in FB groups. I have been so blessed I have not paid for an ad yet and I am still so busy with new clients to onboard that I don't have time to market to cold leads. 

My new goal for this quarter was to create the Get It Done For Me Virtual Services Facebook page! I did that this past weekend.

What Does Avocado Toast Have to Do With Real Estate?

No matter what NAR and media try to tell us, your local markets are what speak to you in the business of real estate.

 

For years now, NAR and other housing advocates have been using their bull horns to announce how we all must learn how to work with Millenials.

 

Dozens if not hundreds of articles appeared for years in industry magazines and online with tutorials on how we have to learn how to communicate with the Millenials because they are going to be largest home buying generation ever.

 

Fast forward to reality: in many markets, this has not translated into the number of projected transactions. 

 

See the thing is… many Millenials care more about buying Avocado toast at $19 and Starbuck’s coffee at $ 5 a pop than they do about buying a house.

 

Just as with all generations, millenials come in two types, those that have the money to buy a house and those that don’t.

 

The lessons the Millenials did learn from watching their parents buy houses they could not afford and then lose those homes to foreclosure was maybe ,just maybe, buying a house is not worth all that stress. Maybe if you really can not afford to live your life the way you want to live your life and own a home along with it, maybe not buying a home is the better option.

 

For Millenials who don’t have the money to put down as a down payment, many of them moved in with their parents after they graduated from college. There are those who perhaps are single moms trying to support their kids and need the support of their own parents just to get by.

 

There is no judgment here.

 

What is important to one person may not be important to another person. 

 

When I was growing up, owning a home was what you did to prove you are a responsible adult. But if you don’t want to own a home, why should you be made to feel as though you have to just to be called a mature adult?

 

Where does the Avocado toast story come from? 

 

There is a real estate developer in Australia who is upset that millenials are not buying the real estate he is building because they spend their money on Avocado toast. He was on the Australian version of “60 Minutes” and his story has become viral.

 

So what he is offering the Millenials is: free avocado toast for 12 months if they will buy his 2 or 3 bedroom townhouses. 

 

A lot of older people think that the priorities of young people are messed up. Well, young people are that, they are young. They may not at this time fully comprehended the fact that every choice has a consequence.  But it is still their choice.

 

Instead of spending all the money the media and NAR, etc did trying to get real estate agents to understand how to sell a millenial a house, maybe that money would have been better spent in research on why they think the way they do, what drives them to make the decisions that they do.

 

For many Millenials, they say they want to enjoy life without the stress they see their parents live through. They want to be able to move around, be mobile, and not stuck with a house payment for 30 years. 

 

The best research was right in front of our eyes. One of the things the politicians were counting on was that they could mandate young people to buy health insurance. They worked tirelessly barking up the wrong tree. They even created media and videos to try to reach the young people and get them enrolled into the Obamacare. It fell on deaf ears.

 

The majority of the young people do not have any interest in buying healthcare. I am not saying this is right or wrong. What I am saying is, they are not thinking about health insurance. Youth don’t think about the future in those terms.

 

This huge miscalculation which only proved how out of touch the government is with young people, was one that anyone who is trying to figure out this generation could have seen coming.

 

There will be millennials that buy homes but not anywhere near the projections from several years ago. 

 

So if you are in a market where there are a lot of Millennials maybe you can offer to buy them a year supply of Avocado toast if they buy from you.

Are You Marketing Your Listings To the Most Qualified Buyers?

Are you marketing your listings to the most qualified buyers? 

 

How are you marketing your listings? 

 

Most agents add their listings to the MLS, check off the box to approve VOW and IDX, they then check off the box to syndicate through ListHub, or their office system.

 

Some will share their listing on Facebook and some through other social media platforms.

 

This does not set you apart from other agents in your market.
What are you doing in your market  differently than 98% of your competitors? 

 

One of the ways that you can really step up your listing marketing is by making a plan to get your listing address to rank in the places where your most likely buyer is going to hang out.

 

Years ago, peers online would make fun of those agents who were ranking on page one on Google for listing addresses.

 

However, those agents found out that many buyers don’t want to call the phone number on the for sale sign. Instead, they google the address, or add the address to their smart phones… and then they are served up a list of websites with the address.

 

Having your website be the one that shows up with listing address is smart business, helps the seller get a better offer, and helps you to qualify the buyer better. In states like Florida, it also helps you to double end more listings which in many situations, helps the seller even more.

 

But having your listings show up on the very sites where your buyer is hanging out or that will resonate with buyers for your particular listings is even better. It does not always have to be your own website that has to show up.

 

How are representing your listings? Do they resonate with the most qualified buyers?  

 

If your listing is a waterfront luxury listing is it on a website where it looks like it belongs? Or does it look odd and out of place?
Is your presentation of your listing consist of some photos and the same description you have in the MLS? How is that serving the seller? How is that attracting the qualified buyers for that specific property?
Wouldn’t you like it if the sellers are texting you telling you how much they love the listing article you wrote for them on your website blog?

There is no magic bullet, no shiny object, that will get you there. It takes effort and work, it takes time or money… you have assets, your listings are your assets and you have a duty not only to sell those listings but also to promote them and one of the by-products ( if you will) are more listings.

Adding Irresistible Quizzes to Your WordPress Websites

Have you been wanting to add some fun and engaging quizzes to your wordpress websites? 

 

Quizzes are all the rave but not just that, they have a long life because of the very nature of the human brain.

 

The human brain is wired to seek out answers to questions.

 

We also as humans want to quantify our experience:

 

“Sherry Turkle, an MIT psychologist and cultural analyst, told Wired that people turn to quizzes as a result of their irresistible need to quantify the human condition.”

 

Think outside the box to differentiate yourself from your competition.

 

Of course Buzzfeed’s quizzes go viral in a heartbeat. Of course, our little real estate website quizzes are not going to go viral in that way… but they can go viral in your own market.

 

From Marketo.com about a real estate quiz:

 

“And although it helps to have a large channel, having one is not a prerequisite for creating a successful quiz. Just one person (with about 300 Facebook friends) launched this quiz by posting it to his wall:  “Which Connecticut town is your true home?”. The original post got zero likes and six comments, and just 93 people took the quiz in the first 24 hours. Over the next few days, the quiz blew up and was taken more than 60,000 times. As of today, it’s been taken 80,000 times.”

 

What are some real estate quiz ideas to add to your website? 

 

You can add a local market guessing quiz…

 

Image quiz: show some photos of different price points of homes in your market.

 

Have the visitor guess what the price points are from a list of choices you give them. 

 

This one gets set up as a percentage score.

 

Then after they answer the questions, you can do one of two things: 

 

1. in order to see their results, and who doesn’t want to see their results, they give you their email address. You can build your list this way.

 

2. They get to see their results as soon as click share their results on Facebook or other social media. This gets their friends curious about what their score would be.

 

You can set up your sharing on social media where the they earn their social media ‘badges’ for sharing! People LOVE to collect the badges!

 

You see these quizzes all the time on Facebook and Buzzfeed. Which Disney princess are you most like? Which Harry Potter character are you most like? There are so many of these going around.

 

Another quiz you can do for your real estate website is a first time homebuyer or move up buyer question quiz: 

 

1. How much down payment do you think you will need to buy this house?

List different price ranges.

2. You can do a multiple choice question to test their real estate knowledge!

 

Or you can do one that takes the buyer down a path:

 

Are you ready to buy a home this year? 

 

Or one about their credit score:

 

Is your credit score good enough to buy a home? 

 

Should I keep renting or buy a home? 

 

A quizz you can do for sellers ( you can drive the traffic from your farm to this online quizz) is: 

 

Why did your property not sell? 

 

Then offer some multiple choice answers:

 

a) I need to get more money from the sale of my house than what my house can be sold for

b) I was not able to show my house very often because I have to be there when the buyers want to see my house

c) My agent did not get good photos of my home so it does not look good on the internet.

Etc.

 

Or another one for sellers:

 

How fast can I sell my house? 

Then lead them down that path…

 

The only limitation is your imagination. 

 

You can offer a contest to give gift card to restaurants, hair salons, gas, etc for the person that shares it the most, etc.

 

You will learn a lot about your website visitors from the results of the quizzes!

 

And remember if you are using quizzes to build your real estate list… make sure you follow up after the quiz. Send them an email sharing their results!

 

This is a fun way to engage your vistors to your website.

 

The problem has been that the software to create quizzes has been expensive and you need to do some coding to make them work properly.
